Its complicated, newbie but not a newbie. Owned several properties in the past but never financed anything. Always paid cash, which i don't have these days. Things went south over the last 30yrs, and don't know how to get started again. I've located some profitable deals, but never had the knowledge for funding. Would love to get this started soon. Does anyone know of a DSCR available for manufactured homes on foundations? Also, any for not on foundations or single wides?

One of my Real Estate Investing Memtors built a large portfolio doing this. He found people with the desire to build a portfolio but didn't have either the time or the experience or just didn't want to do the work but had the funds (or some funds and great credit) to buy the properties, any repairs neede and fund for reserves (always need reserves) and he did all the work. I can find the deals, negotiate, ge5 them under contract, fix them if they need repais (well not me, I mean manage the contractors)find a resident (tenant) and manage the asset. And share the income 50/50.
