Using 'Report to Admins' for GOOD! πŸ™ŒπŸΌ
We're all about celebrating people here in the R2W community. So I've decided to 'hack' the group rules and post reporting process to allow you to report a post/comment as awesome or brag on someone. πŸ’ͺ🏼 Here's how it works: - You see an awesome / helpful / big-brain comment or post from someone - Click on the 'three dots' at the top right of the comment or post - Click 'Report to Admins' - Pick the right option and submit! Check out the photo attached for an example πŸ’ͺ🏼 - "Supportive Super Star" = This person is consistently awesome and helps a bunch of people - "This deserves a GOLD STAR" = Post is awesome and needs to be bragged on πŸ™ŒπŸΌ - "You need to see this..." = You think my eyes should see this post. For reasons from bragging on someone to helping keep the community safe and clean from bots/spam/sales/jerks. I'll be coming up with some awards for the people that get bragged on consistently πŸ‘πŸΌ Time to go brag on your people!

@Randy Ford Gold stars are somewhat meaningful because it lets people know they have opinions and want to contribute. What I am looking for most is information, trials, and tribulations everyone is going through to increase their ability to scale their portfolio. Maybe an incentive might be if someone posts something that I can use or someone pointing me in the right direction when I need guidance then a reward system could be tailored to provide something other than just gold stars. My grandson likes gold stars but they seem to clutter my monitor.

@Blake Choisnet I know I am a year behind in this conversation and anything I might say or add to the postings might be OBE but I believe we should share our experiences and knowledge with each other without belief we should be paid for the effort. I have heard you say several times there is more than enough to go around for all of us. Whether it is while I am new in this group or seasoned a few years from now, I will continue to offer whatever anyone needs because I know I was once where they are now.

@Randy Nye Sorry for the untimely response but I am just seeing it. As you know, I am having problems with my first purchase since joining this group. I cannot seem to get anyone from the seller side to want to complete their functions in order to close this deal. I was told last night that we will not close on time. I am taking your advice and looking for the next deal while this one remains open. I found another property that my realtor said was a good buy so we are putting an offer in on it this week. The seller occupies the house so no long distance dealings on this one.

@Randy Ford Just out of curiosity, what is your greatest concern or consideration you have with initiating a JV? Do you have a trust that will need to be modified to accommodate your JV?

@Blake Choisnet It appears as though I am involved with an anxious group of learners. I like and appreciate that.

@Russ Hardison I retired my W2 on 09/30/2025. Besides providing for my grandkids, one of my goals is to replace my previous W2 income. Blake has showed me a way and assured me it is achievable.

@Russ Hardison I opened escrow on a property earlier this week and will open another next week. I am using many of Blake's suggestions to obtain a FSBO or pre-foreclosure by the end of February. What I am learning from these three is that there is no one process that fits all but there are steps in our reading materials that keep me in the right direction and I believe staying the course and not spreading myself too thin will make me successful.

@Blake Choisnet When buying stocks we are taught the strategy of cost averaging to level our investments. I am of the opinion that in real estate if you don't act you will be paying more down the line. That is the cost of procrastination.

@Adam Benchic One way to consider if your estimates are within the realm of reasonableness is to use a disinterested party such as Home Depot. I use their job desk to lay out my rehab and even get a 25% discount if I use their materials. Every discount helps.
