I have a wholesale deal tied up in Cerritos, CA but it is tenant occupied. Tenant has been there for over 15 years and she is actually very cooperative with us helping her look for a new rental. The problem is that she wants to stay in Cerritos and the rental competition is TOUGH.
The house is beat and would be the perfect project for the right investor. We're going to investors at $1.2m ARV is easily $1.5+. Does anyone have an investor willing to take on a tenant occupied property, she's actively applying to rentals in the area!
