Indian Wells MCM: Needs buyer or investor
A member on my team has this stellar deal locked up. The overall condition is good to great, with many updates but lived in. Sellers are just looking to sell and move out. Similar homes are selling for $1,600,000+. We are looking to dispo it at $1,225,000. Our problem? It's the desert, things just taking longer to sell.. Cash or Hard money preferred for the faster deal, but lots of potential to do short term rental or knock this house out of the park with doing massive updates and getting top $. In need of recs for a Transaction Coordinator!
My broker is looking for a full-time TC who knows their sh*t and can manage transactions well. Most of the TCs we use are typically part-time agents as well and while they are decent, they work on their own time. Cerritos Deal
I have a wholesale deal tied up in Cerritos, CA but it is tenant occupied. Tenant has been there for over 15 years and she is actually very cooperative with us helping her look for a new rental. The problem is that she wants to stay in Cerritos and the rental competition is TOUGH. The house is beat and would be the perfect project for the right investor. We're going to investors at $1.2m ARV is easily $1.5+. Does anyone have an investor willing to take on a tenant occupied property, she's actively applying to rentals in the area! 5 bed, 3 bath, 2,607 sqft!
Wholesaling (not in your area)
I’m looking at this deal in Richmond, CA. Heavy fixer… Do I lock it up first then figure out the dispo to investors? It’s a 2/1 1,352 sqft. My question is where do you find investors for areas you’re not too familiar with. Not even 100% sure if it’s a good deal. The numbers look like they can work but I am just not sure about if someone will take it. Usually we jv with other wholesalers to dispo in the area but i’m open to suggestions. Lock up and figure it out or find some investors first?
