Start With Your Sphere - Call your friends, family, past clients. - Use the 10-10-20 rule when you list a property: 10 doors left, 10 doors right, 20 across the street. Let them know you’re the neighborhood expert. 2. Leverage Expireds & FSBOs - Every expired or FSBO is someone who already raised their hand to sell. - Use scripts that focus on solutions, not sales pitches. 3. Market Like a Pro - Run targeted Facebook/IG ads: “Find out what your home is worth in today’s market.” - Create short TikTok/Reels showcasing market updates & seller tips. 4. Host Open Houses With Intention - Don’t just sit there door-knock the neighbors 30 minutes before and invite them. - Collect info, position yourself as the go-to resource. 5. Build Local Authority - Share weekly market updates (days on market, average sales price). - Post neighborhood spotlights so people associate you with their community. 📌 Remember: Listings give you leverage. Build relationships first. ✅ Add Value Consistently – Share market updates, send items of value, and post educational content. ✅ Ask the Right Way – Let them know, “If you hear of anyone looking to buy or sell, I’d love your referral.” ✅ Stay Top of Mind – People need reminders; don’t assume one conversation is enough. 👉🏽 Action Step: This week, make a list of 25 people in your Sphere and reach out.
