Miami + South FL and LA + CA...

Came off of a call with a realtor in South Florida in Miami Dade and he said stay away even 30 minutes around as the returns are too low right now for MultiFamily projects. He is finding developers not coming there right now... Is anyone else seeing the same in South Florida or different. I am in CA but the rules here are way too diffucult when removing bad tenants. Is anyone else seeing that? It is one of the reasons i am considering other areas i havent invested in before with my single family homes like Texas, Arizona or other parts of Florida
