Target situations, not parcels.
Filtering by seller situations can be one of the key things that improves your response rate.
You're not just targeting land owners, you should be targeting motivated sellers.
Motivated sellers aren't just defined by property data. They're defined by where they are in life.
Here are the situational filters I use to 3X my mailer response rate:
💰 Financial Situation: Someone under financial pressure is far more likely to respond. Tax delinquency, liens, and distressed financial signals tell you who needs to sell, not just who owns land.
⏳ Time of Ownership: Long-term owners (10, 20, 30+ years) have low basis and high motivation. They're not attached to a recent purchase price. They inherited it, forgot about it, or just don't want to deal with it anymore.
📍 Seller Location: An out-of-state owner managing a rural parcel from across the country is a completely different conversation than a local who drives past it every week. Distance = detachment = motivation.
Most people blast generic mailers to every owner in a county and wonder why response rates are low.
Stop mailing everyone. Start mailing the right people.
