Is “more leads” always the answer?
Wrong.
Most land investors are drowning in garbage leads that clog up their pipeline and waste time.
One of my private coaching clients recently hit 61 leads with ZERO contracts.
I told him:
“If your KPIs are broken, your whole business is chaos.”
Here’s what that chaos looked like:
  • 61 gross leads from 30,000+ texts
  • Only 10% were qualified
  • Offers made? Minimal
  • Contracts? Zero
Why?Because his texters pushed through low-quality leads with no filters.
Most people think the fix is better data or more marketing.
Not true.
The real fix is accountability:
  • Track qualification % daily
  • Aim for 1 qualified lead per 800 texts
  • Hold 15-minute review calls
  • Keep speed-to-lead under 5 minutes
If you’re not measuring it, you can’t fix it.
If you don’t fix it, you’ll keep getting ghosted by sellers.
The top 1% of land operators don’t send more texts — they build cleaner pipelines.
That’s how you turn chaos into contracts.
