Tight easement access… deal killer for a double wide?
Hey guys, looking for a gut check on a deal I’m under contract on.
Planning to put a double wide on it, but access is the main concern. There’s a dirt road with a pretty tight turn right at the entrance, and I can’t widen it since it’s an easement. It looks like the neighbor north of me has a DW but they may have gotten access another way.
I talked to a setup company and they basically said the delivery driver makes the call and usually comes out to look, but I’m trying to get comfortable with it before I close or order anything.
For those who’ve dealt with this:
  • How tight is too tight for getting a double wide in?
  • Ever had a driver refuse access?
  • What should I be measuring/checking ahead of time?
Just trying to avoid closing on something I can’t actually use.
