I own a 4.6 acre parcel of land in Kansas City, Missouri. It is zoned R4. Water, sewer, and electricity are at the road. It is adjacent to a large manufactured home community that was recently totally emptied and the restored to a new community. The old community was an eyesore. The company that owns the MFH community is a respected group. On the other side of my property is a single family home community, older starter homes. I have been trying to sell this property for almost two years. I am on my third realtor.
I was thinking about trying to reposition the asset as a small manufactured home site. There are no owner MFH properties in the area. There are plenty of MFH, all Inside rental communities.
Does anyone in the group live near zip codes 64133? I would need to rezone the property. If I could get 10 pads with minimum square footage of 10,000 square feet, I could turn lemons into lemonade.
