Broad or narrow targeting? - YT ads

Hey lads. My service is seller leads in US real estate. I'm curious of the exact targeting options you guys might use when starting a campaign.

I have ran previous campaigns using both broad demographic/interest targeting and narrow search terms at once, which didn't go well- though I believe this was also for different reasons.

The current idea is to simply just run it on search terms and websites visited for narrow targeting over a larger area. Not using both and mixing broad and narrow signals.

Any thoughts? Appreciate it boys.
