Hey you guys, a lot of you have been asking what I'm buying right now, so here's my buy box, updated. What I buy: Duval County, Jacksonville Single family and small multi, 1 to 4 units 3 bed / 2 bath or bigger, at least 1,000 square feet Anything from cosmetic to a full gut. The rougher the better. $200,000 to $2,000,000 after it's fixed up, not the list price I pay cash or hard money and I can close in about two weeks. I also want to see anything that's been sitting 30+ days, price reduced, expired, back on market, REO, short sale, foreclosure, probate, or an inherited house nobody wants to deal with.
