Got a Messy One

Partner and I got this one under contract yesterday. We got the rights to the estate signed over by the daughter. It’s a messy one with about 65k in taxes, 23k code violations which is now a lawsuit with the county and it’s still in the deceased owners name. We put a 35 day inspection period to make sure no more liens come up, and to give us some time to have our attorney figure out how to avoid probate with something like a small estate affidavit, as well as see what it will take to clear the code violation lawsuit with the county.
