What makes this training different
The curative investing space is the hot ticket lately with lots of so called gurus claiming to be experts. Personally I would only vouch for a few select operators who I know personally are the real deal. I also know who are simply opportunists looking to make a quick buck. I was fortunate enough to have done my first “curative” transaction over 2 decades ago. I have continued to do this under the radar in stealth mode. I was introduced to it by a small circle of investors who prefer to stay under the radar. We meet 2 times per year and the we informally called ourselves “Bottomfeeders” . It is invitation only by the founder of the group so don’t ask for an invitation. I also have spent almost 2 decades learning “alternative” or “creative” acquisition and investment structuring . I think the word “creative “ has a negative connotation these days because of shady as “f” so called experts selling bs courses to impress newbies that are willing to drink the kool aid & worship the guru du jour. I studied under legit investors not “boot camp marketers” and to this day I consider myself a lifetime student, always curious, always learning and improving. What makes this different… This isn’t a polished course created to be marketed & sold with pretty or slick ads with sales funnels, facebook ads, reels or tik tok bait. I combine Curative, Creative, & most importantly Community of real deal investors who create wealth with real estate not shiny slick courses. My goal is to adapt what works for me into a bad ass system that will work for you in your market. I’m still working on creating the application so thanks for your patience. My thinking is that I want to have a small group with similar levels of experience and capabilities so we can move fast and kick ass. It may require 2 separate small groups one expert group one beginner group. This is going to be a Summer to remember!

Getting ahold of people who are tough getting ahold of…
I’ve got two deals I’m trying hard to get ahold of the heirs. One is a pre-probate mortgage foreclosure going to auction in 3 weeks with about 320k equity in CA. House is vacant, Two daughters live in Texas. I’ve called, left voicemails, texted, and sent mail. If that fails I plan to send flowers. I can also have a buddy in Austin make the trip to door knock. Any other ideas? I’ve got another one that’s tax delinquent, owner deceased. 600-700k house free and clear, owner deceased. One son seems to be in jail or prison, the other one I’m trying to get ahold of by phone, social media, mail and I can send a door knocker. What do you guys do to get ahold of people who are tough getting ahold of?

Got a Messy One
Partner and I got this one under contract yesterday. We got the rights to the estate signed over by the daughter. It’s a messy one with about 65k in taxes, 23k code violations which is now a lawsuit with the county and it’s still in the deceased owners name. We put a 35 day inspection period to make sure no more liens come up, and to give us some time to have our attorney figure out how to avoid probate with something like a small estate affidavit, as well as see what it will take to clear the code violation lawsuit with the county. Figuring it out as we go.

@Ellis San Jose Yes it’s in California. We have our attorney getting to work on seeing if we can get around probate this week. It was appraised last year at 200k.

Community update/What happens next
Hey Goldminers! I am absolutely blown away at the interest & response to this group. It's really an honor for me to have you part of this community. THANK YOU! I've been testing some cool ideas to uncover opportunities with some amazing results (I can't wait to share!) I am planning to create 3 levels of involvement for you to choose: Free: Community Discussions, Access to Recorded Content, Pop-up Meetings Level I: Everything above Plus: Recorded Tutorials, lessons, Scheduled Meetings & Classes Level II: Summer School😎! I am super excited about this! I should have the application process & pricing figured out by the end of May so we can start in June. Because of limited time, I will only work with a very small group, connecting throughout the summer. My goal is not to lecture you on "how to fish", but instead to "teach you how to fish" by putting live bait 🎣 on your hook.(At least at first) So that you won't need me anymore to find opportunities in your own backyard.🐋🐳 We will assist you in hunting down opportunities in your market & you will learn by doing. It will be imperfect, messy, with a heavy emphasis on implementation. You will get your hands "dirty" (how appropriate eh?😏) with on the job training. Thinking on your feet, adapting, evaluating risk, working possible plays & angles. This may be a one & done crazy experiment that I never want to do again or... I just may figure out a very unique, one of a kind method to help a lot of people. (My wife thinks I'm crazy & will be watching me closely to make sure I don't burn myself out)

Thank you for putting this together Ellis. After meeting you and learning from you at Bad Title Bootcamp I knew I wanted to learn from you, especially because you’re one of the few doing this in California.
