Squatter - cash for keys
I have a property in Sacramento, CA. Picking it up for 27.5k We are about 1-2 months before the sherrif comes knocking. My Probate Professional Feduciary said we are clear to close now. Should I acquire it the moment they are out or acquire it now? Every time I’ve tried presenting a cash for keys scenerio, the squatter has been high as a kite and the conversation gets nowhere. I plan on trying one more time since she’s about to get released from jail. I have a short window before she starts abusing again. Any advice on how you guys frame cash for keys? I have to move quick before it’s assigned a Recievership. Thanks!

Hey everybody, I'm running into dead ends in LA County for Tax defaulted properties. Instead of sitting on them not knowing what to do, if any other local-ish operator wants to take a crack at them, id be happy to get on a call and discuss how far we've gotten with each of them and work together to get them closed. I have a lead in Atlanta, GA 30349. Brother owns 50%, sister owns the other 50%. As-is property value is $120k.. ARV for you flippers out there $220k-$230k (budgeting $50k in rehab). Brother reached out to me and wants to sell his 50%… sister does not want to sell. Property was inherited from their father, will was already probated 5 years ago, and now both him and his sister are on the deed with rights of survivorship. This would be my first “partial interest” file in the state of GA, so I’m willing to partner with someone that has experience in this state and JV on the file 50/50, in exchange for your knowledge, process, and network in the state. I was hiring from upwork & fiverr but had so much turnover & lack of loyalty until I made the financial commitment to have full time support. I’m no expert at this part of the business, but committing to a full time VA made a huge impact.

@Aaron Page I pay her $5.50/hr but $750 bonus for every deal. My bonuses are a lot but she doubles up as my Executive Assistant and paralegal. Shes been with me at the beginning.
