Mortgage Comparison v2.0
I have adjusted the Mortgage Comparison sheet to include percent/amount calc and it also gives you an overall % cost of the finance. Download in Free Resources. Just wanted to share this remortgage illustration with you all. Property is block with shop and 3 flats. Mortgage is with Shawbrook. Interbay are clearly cheaper but if Shawbrook lower legal and valuation fees, it might be better to stay with them. Products I am considering are in Yellow. Last time around, lender's legal fees were £1,813.

Thinking of kitchen design with small amount of space both from point of view of space constraints and heating the area (kitchen is in single storey extension that houses kitchen/mini hallway/bathroom, currently only bathroom has heating). Would you go kick plate heater or slim vertical full height rad (200mm is the max I could fit?? Both from heating and userproof/user-friendly point? Underfloor heating not an option in this one due to cost/level of refurb

Refinancing
Hi All. We are refinancing one of our BTLs and wondered how people were feeling between 2yr & 5yr fixed at the moment. It feels strange that the base rate is 1.5% lower then when we refinanced last time but the interest rates are coming in around 1.5% higher, really hitting the cash flow. So what's everyone doing/ thinking at the moment.
HMO’s for Asylum
Thought this was interesting. Today Burnham pledges if he became Prime Minister he would close the migrant hotels in favour of dispersing them across HMO type accommodation. Farage on the other hand wants to crackdown on them altogether. …which clearly offers a huge conundrum if you wanted to operate that as a strategy which does have the benefit of being safe, secure and hands-off. On the one hand it could be a massive opportunity on the other it could be a massive risk!
