Radiators in the kitchen in rear extension
Thinking of kitchen design with small amount of space both from point of view of space constraints and heating the area (kitchen is in single storey extension that houses kitchen/mini hallway/bathroom, currently only bathroom has heating). Would you go kick plate heater or slim vertical full height rad (200mm is the max I could fit?? Both from heating and userproof/user-friendly point? Underfloor heating not an option in this one due to cost/level of refurb

Vertical if you can but inlets can take up width. Kick plate convector heaters dry the air and not pleasant.

Property prices are down 1% and it is now taking an average of 216 days to complete. Lenders are clearly being more cautious and solicitors might be slowed down by this extra due-diligence. I know with 2 of mine going through at the moment, the lenders are asking for Belt and Braces. One Pearl of Wisdom from Jamie recently is that the lender typically owns 75% of the property and you only 25%, so it is more theirs than yours. For this reason, they are doing more due diligence for their own sakes. Refinancing
Hi All. We are refinancing one of our BTLs and wondered how people were feeling between 2yr & 5yr fixed at the moment. It feels strange that the base rate is 1.5% lower then when we refinanced last time but the interest rates are coming in around 1.5% higher, really hitting the cash flow. So what's everyone doing/ thinking at the moment.

A 5-year will take you into the next government, depends on what you think Andy Burnham does. Are you able to wait 2 months?

Full Disclaimer, this is my opinion not advice, and a bit of a gamble. We will almost certainly be having a General Election in the next 2 years. If we get a Reform or Coalition right-wing government, they will be pro-landlord. Under Reform who are very pro-landlord, HMO will suffer for a short while as migrant tenants are replaced with professionals. In this scenario, I might consider a 2-year anticipating a rates improvement. If we get a right-wing coalition government, things will be similar but slower in which case the extra product fees might favour a 5-year. If Labour get back in, pray as they are best friends with Blackrock and pushing for rent controls. Gill taught us to go with Tracker or Discounted mortgages as they are generally cheaper than Fixed rate although as things look like they could get bumpy, I am favouring Fixed.
