2️⃣ Does it cash flow?If it doesn’t pay for itself from Day One (or have a clear path to get there)… 🚫 it’s not a deal—it’s a headache waiting to happen.
3️⃣ Can you build equity?Either buy below market or structure the terms to create equity fast. 💰 That’s how you make room for your profit and your assignment fee.
