I had a wholesaler reach out to me to assign me this contract. This is a bit of a drive and I'm not really looking to head all the way down there. I do know that the $/SF for a finished duplex is higher than in Willis. All that to mean that the asking price isn't unreasonable. - Your cost to build will be $100/sf
- You DON'T have to pay what the wholesaler is asking. They all always say, "it's going to go fast!" to get you to pay asking price. I never know if it's true.
If my goal was to start on my first one this year... I WOULD totally jump on this one. No Flood. Dimensions work. Just need to verify zoning for duplexes.
