Also⦠check out some loose siding. How did I notice? The caulking between the boards was cracked so I tapped it. The first are loose. The last ones are not. B2R Lets go! Juan-
Getting ready to close on this CLUNKER!!!! Itās so bad. Most investors want to to buy this, fix it up⦠take it from āUgly-Duckling to Beautiful-Swan!ā Not this guy⦠Iām going to take the trash out of it⦠cut out the mold⦠and sell it. Let someone else go through the pain of having to remodel this sucker. Yes⦠Duplex Build 2 Rent first but this is what we in the industry call⦠āOpportunity Targetā Itās simple. Fairly straight forward. Doesnāt require a heavy āLIFTā and we move on. Moral of the story⦠donāt pass up opportunities just because youāre trying to build a Duplex. B2R, Juan-
For those who are actively in real estate now ā what was the moment that tipped you from āconsidering itā to actually doing it? Curious what the real conversion point was for people here, especially since most of us think about real estate long before we act.
So I'm curious if any of you investors had issues with a local bank financing your first build? Even with 25% down were you able to get financing pretty easily? My worry is banks will be scared to finance something like this for a first time builder. Am I overthinking it or can someone give me some advice on what to say and what not to say.
There are lenders willing to do first time builders. You usually would have to have a high credit score and a GC. Having permits and land do help as well.
