BUSTED houses!
Getting ready to close on this CLUNKER!!!! It’s so bad. Most investors want to to buy this, fix it up… take it from ā€œUgly-Duckling to Beautiful-Swan!ā€ Not this guy… I’m going to take the trash out of it… cut out the mold… and sell it. Let someone else go through the pain of having to remodel this sucker. Yes… Duplex Build 2 Rent first but this is what we in the industry call… ā€œOpportunity Targetā€ It’s simple. Fairly straight forward. Doesn’t require a heavy ā€œLIFTā€ and we move on. Moral of the story… don’t pass up opportunities just because you’re trying to build a Duplex. B2R, Juan-

Financing new builds
So I'm curious if any of you investors had issues with a local bank financing your first build? Even with 25% down were you able to get financing pretty easily? My worry is banks will be scared to finance something like this for a first time builder. Am I overthinking it or can someone give me some advice on what to say and what not to say.

There are lenders willing to do first time builders. You usually would have to have a high credit score and a GC. Having permits and land do help as well.

@John Pogue yes and pepayment penalties when used right can help you save on closing costs and cash flow as well.

@Juan Cristales we usually do 10 year I/O. Rate now are around 6.5 to 7. It's a great time to invest. I just locked a client at 6.75 I/O DSCR
