The Biggest Change to Flat Ownership in Decades?
Hey guys, I just read an interesting BBC article about the government's plans to completely change the way flats are owned in England and Wales, and if you're investing in property (or planning to), it's definitely worth paying attention to. The proposal is to phase out leasehold for new-build flats and replace it with commonhold. For years, many leaseholders have dealt with rising service charges, ground rents, and very little control over the buildings they actually live in. One homeowner featured in the article saw annual service charges jump from around £2,600 to more than £5,400 in just a few years. That's the kind of unexpected cost that can completely change the numbers on a deal. The government's view is simple: the people who live in a building should also have greater control over how it's managed and how money is spent, rather than decisions being made by third-party freeholders. Now, before everyone says this is the perfect solution, it's worth noting that commonhold isn't without its own challenges. Residents will need to work together, agree on maintenance, build reserve funds, and make collective decisions. If owners don't cooperate, disputes can still happen. The lesson for us as investors? Property investing isn't just about finding the right deal anymore. It's about understanding legislation, ownership structures, ongoing costs, and how government policy can affect your returns.
