A little off-topic, so please let me know if this is appropriate for the group.

I would appreciate some advice regarding a property purchase that has been delayed due to issues raised in the searches.

1. Ground Stability

The environmental search has flagged "Ground Stability – Identified", but no detailed explanation has been provided. Has anyone dealt with a similar issue, and what further investigations would you recommend before exchange?

2. Rear Extension

The property has a single-storey rear extension. Planning permission and Building Regulations approval were granted in 2011, and I have obtained a copy of the Building Regulations Conditional Approval Notice dated September 2011.

However, there is no Building Regulations Completion Certificate or Final Certificate for the works.

Given that the extension is now around 15 years old and there is no evidence of any apparent issues, would you proceed to exchange and completion, or would you take any additional steps first? Such as level 3 survey.

3. Red Flags?

Would either of the above issues be considered significant red flags from your perspective?

A separate question for those experienced in renovations:

I own a London flat that has been rented for several years. The tenancy is due to end in July 2026, and I am planning a full refurbishment including:

New kitchen

New bathroom

New flooring throughout

Electrical rewire

Plumbing upgrades

The main reason is that maintenance issues have become increasingly frequent, and I feel it may be more cost-effective to address everything properly rather than continue with ongoing repairs.

Has anyone taken a similar approach, and are there any lessons learned or recommendations before I start?
