Good morning. For all yall that use Rent Manager, what collections company do you use that integrates with RM?

What is the advantage for the seller to be in the new LLC as a 19% equity partner with them bringing the down payment to close the deal?

I'm curious how most prefer late fees to be structured (as long as your state allows either). Would you rather a flat amount that hits the day they are late? Or a daily late fee that adds up until they pay? I've always done just a flat $30-40 late fee on the day they are late and then nothing after. Would love some of your input!

Besides direct deposit, what are best practices for rent collections? I’m opening a checking account in a bank 5 min from the park. I’d like to have my park manager collect rents and deposit them directly in the account herself. How do I get proof of which payments were received? Copies of the checks? Just have her manually enter the payments in a spreadsheet? What happens when someone wants to pay cash?
