2026 is coming fast… and how you start it matters.
If property is part of your plan for next year, I want to give you a proper head start. This Monday, we’re going live with a FREE 5-Day Property Training inside a private Facebook study group. No fluff. No theory overload. Just the exact frameworks we use to: - Find hidden property deals in your own backyard - Build momentum fast (even if 2025 felt slow) - Lay the foundations for a multi-million-pound property portfolio in 2026 This is about starting the year with clarity, confidence, and an actual game plan, not waiting until February wondering where the time went. If you’re serious about making 2026 your year in property, get yourself in šŸ‘‡ šŸ‘‰https://www.assetsforlife.uk/asc-sca-optin1766571287043 Comment ā€œINā€ once you’ve joined and you’re ready to kick-start 2026 the right way. Let’s see who’s actually taking action.

šŸŽÆ 3 Types of Sellers Who Say YES Faster in December
December isn’t slow.. it’s selective. The key is knowing who is most motivated. 1ļøāƒ£ Tired Landlords Fed up with repairs, voids, regulations, and rising costs. By December, many just want out and a fresh start in January. āž”ļø Lead with relief, not price. 2ļøāƒ£ Sellers Under Year-End Financial Pressure Mortgage hikes, tax bills, cashflow issues. They value speed and certainty more than squeezing the last pound. āž”ļø Fast solutions win here. 3ļøāƒ£ Sellers Relocating Before January New jobs, moves, life changes. The property becomes a problem, not an asset. āž”ļø Simplicity beats negotiation battles. Key Lesson: Motivation beats market conditions.December rewards investors who target the right sellers. Which seller type do you think is easiest to negotiate with 1, 2, or 3? šŸ‘‡

@Vicki Mantle Vicki when l started with assets for life l was at the exact same stage as you. I had a property which l had refurbished and was putting on the market to sell. The knowledge gained from AFL changed my direction. I was able to increase my rent by £300/mth after refurbishment/renovation and get a great tenant and l have since remortgaged it and used the assets to help secure another property which l plan to flip all thanks to the valuable mentorship advice

@Vicki Mantle most people do this through a Ltd company which l set up through training with AFL as is recommended for the majority of people. I live in N Ireland and buy to let mortgages are extremely Ltd here so l was advised by my accountant to use my personal allowance first and then use Ltd company after this. Your accountant or the power team could advise you depending on your circumstances
Assets For Life Awards Dinner
Well, what an incredible evening was had last night as the AFL awards dinner. Such an inspiring room full of like minded, hard working individuals all led, taught and nurtured by the great team at AFL. This year has been a game changer for us, and joining the Commercial Conversion bootcamp back in June was the pivot that changed everything. Mark Stokes and Nigel Green bring so much experience to the table, steer us in the right path when maybe we fall off the pavement. Wow, what a team! And Georgia for being so patient with us!! 🤭 Liam inviting us to appear on one of his podcasts, well that another level of wow..!! And then this happened…. Not one, but 4 awards. We cannot thank the team at AFL enough for their support and for recognition of the blood, sweat and maybe a few tears we’ve put into this year.

🧠 Mindset Upgrade
You don’t rise to your goals; you fall to your systems. This is one of the biggest lessons I’ve learned in business and property. Most people set massive goals… but their daily actions don’t match the vision. The truth is this: šŸ‘‰ Your habits decide your income. šŸ‘‰ Your routines decide your results. šŸ‘‰ Your systems decide whether you win consistently or burn out. Success isn’t built in the big moments. It’s built in the small, repeated actions done when nobody’s watching. If you want to become a successful property investor, build the systems that a successful investor would follow: šŸ”¹ Daily learning šŸ”¹ Consistent deal analysis šŸ”¹ Speaking to agents and investors šŸ”¹ Tracking your numbers šŸ”¹ Protecting your mindset šŸ”¹ Surrounding yourself with winners Do this, and your goals stop being dreams they become inevitable. What ONE system are you committed to improving this week? Drop it below šŸ‘‡

I plan to speed up when others are slowing down. Great progress today by builders on my recently purchased property for serviced accommodation. Beam in, wall down and new stud wall up today creating kitchen/dining/ living area. Awaiting word back on offer on next property for flip. Hope to secure before Christmas. Thanks for giving me the confidence AFL team. I would never have done this without the academy!

BEST WAY TO SPEND YOUR MONEY ON A REFURB (MUST-WATCH)
Team, here’s a quick video that’s perfect for today’s learning. If you’re doing refurbs or planning one, this is a solid reminder of where your money actually matters. The old saying is still true… kitchens and bathrooms sell houses. You’ll usually get your money back big time when you upgrade these properly.BUT… don’t forget your ceiling price. No point dropping Ā£30k on a hand-built kitchen in a small two-bed terrace that tops out at Ā£120k–£150k. Be smart. Be strategic. Fit for purpose ALWAYS wins. And then… curb appeal. Those first 30 seconds when someone arrives? That’s where decisions start.Warm, bright, clean, smells good, tidy garden, people want to feel at home before they even walk through the door.Once inside, open, modern, welcoming.Make it the kind of place you’d want to live.

@John Miller happy to hear what advice you would give on smart but simple refurbs and what’s been working for you
