Hi, I’m not from the US, I’m calling from outside the country. I did cold calling yesterday. First, my English is very weak. Second, my accent is different from US/UK people, so sometimes people don’t talk to me or listen on calls. I’m also very nervous. I am trying to improve my English, but right now it’s broken and hard to speak clearly. What should I do? Should I move to SMS instead? Please guide me. I’m really confused I feel like I’m going through the hardest time in my life. I don’t have tools or money for Skip tracing leads, so I do it manually—one by one—which wastes hours, even 2–4 days. I have to gather data for 500 properties, but I don’t have the money to get a good dialer. I’m currently paying $40/month for a Wi-Fi calling dialer, where I input numbers manually, and still it wastes hours. I get so frustrated. When I do cold calling, sellers often don’t talk, get angry, hang up immediately, or don’t pick up at all. Also, I’m not from the US, so my accent is different. I really need guidance to close my first deal. If anyone experienced can help me, guide me, or tell me the next step, I’d be extremely grateful. Please help.

Get a distressed property WITH an agent under contract and find a buyer for it either through JV or by reaching out to a buyer. - It costs next to nothing to reach out to an agent - Agents are warm leads they're more likely to pick your calls - It's likely easier to get a property under contract if it's a distressed property etc - If you JV the deal it's even better because the idea is to get enough money on the deal to eventually fund the dialer and all other costs like hiring a VA. So go an uncommon/unconventional path but get it done. - Just start with a specific Buybox first so you know once it's under contract the rest of the steps will move fast I am just trying to reason from your perspective on what would work. Don't take my word for it. But I know agents are already willing to speak to you and if it's a distressed property they're likely to accept to put it under contract. What you need is the money from a deal . Remember to tell us if it works

My own worst enemy!
Ok, so I been messing around with this for a couple weeks, bought xleads, the whole deal…. Let me tell ya, I have scattered myself all over the place, not even intentionally, it just happened. Now I have all these open tabs in my brain and need to reset!! I seriously need someone to give me something direct, a certain buy box, anything that will help me have one focus to land a first deal!
