What are yall using to find contact info? I haven’t had any luck using xleads

I have been so nervous to start cold calling, but I finally did it! I didn’t get anyone to answer the phone, but I did leave voicemails and sent off some text messages!

Stats Calls 100 Pickups 14 No interest 4 Hangups 3 Wrong numbers 5 Conversations >1 min 2 New leads 2 Today got a lot more interesting than I expected. Both conversations turned into leads, and both have potential. First lead has been lowballed too many times by other investors. They’re not accepting 85k and want more. Now the husband is calling me back with their number, so I’m curious where that lands. Second lead is a multifamily with 18 units, owner lives out of state. I’m getting a call back from her agent, so let’s see how that plays out. Worst case, I just follow up later. This is where the game gets fun.Real conversations, real situations, real opportunities. 100 calls tonight. 9 pickups. 3 real conversations. Only 1 hang-up. The rest actually answered, confirmed they were the owner, and simply said they weren’t looking to sell. That’s a big shift . The past two days I barely got that far. Now I’m getting through the first question consistently. Anxiety before starting: 2/10. During calls: 0/10. Cold calling is starting to feel neutral. Not chasing deals. Building tolerance. Building repetition. 100 again tomorrow. Lets go!!
