Offer or No Offer⁉️
So I’m working on a deal in NC; it’s 1.9 acres owner wants $89,000, no city sewage or water on property, it’s zoned RU-5, landlocked, the city owns a lot in front that could possibly be used for ingress and egress. I’m having a hard time figuring out the offer. Any tips would be greatly appreciated!

Seller Request
Had a seller yesterday, after agreeing to the contract and going over it. I send it they then text back saying need to make changes. So they texted me the things they wanted changed first on the list: The $25,000 EMD to be directly to them not with a Title Company or Lawyer! Also Non Refundable for any circumstance.. Yea no go! Where do these sellers come up with this stuff?!

@Coby Wayne I didn’t and I’m not! That’s not the only change he wanted. But he then goes to say I just want a fair deal for everyone involved
Sellers Wanting To Change Contract
Has everyone else ran into this a lot? Where sellers want to change stuff in the contract; such as Inspection period, mainly the days of everything. You tell them before you send it what’s in it, but when they get it they want to change stuff. Is this normal, should I stop changing stuff? I had one that wanted to change the inspection period to 5-7 days, I agreed to 10 days. Any tips or anything would be greatly appreciated!

@Mark Silvan I mean honestly me changing I’m losing any leverage I have.
