What to do with returned mail? 🤔💭
Just wanted to share my box of returned mail before I shred this batch. For mail that wasn’t able to be delivered I try to go harder on these and look for relatives. Because if I couldn’t make contact via text, call or mail. Then I know my competition isn’t finding them!!! Keep pushing and fighting the good fight 🥊 my people! If anyone else is doing mail, what are you doing w the ones your not making contact with?

I do direct mail and or text, those two I’ve found have worked the best as first contact. If direct mail I don’t hear anything in a week I follow up with a text. But I’m working on two deals right now both were from texting as first contact.

Texting I’ve had some yes, some say NO some are maybe lol. More quick response with text. Yesterday had a call with one I’ve been texting, it’s extremely promising. 🙏🏼🙏🏼

Every county in my state
I’m about to call every probate court in county in my state lol I’ll give the results tomorrow 😭

@Pierre Broomfield no search online the county clerk of courts website. Go to that and click on court records and search that way

@Nadia Smith Would a red flag for an out of state owner be; Making it hard to see inside of the property and saying he has to talk to “his partner”.

@Nadia Smith I think he has power to sell, he’s listed as the owner and tax payer of the property on the county auditor website. I wanted to see the inside to get a better offer to him, but he kept saying he has to see with the guy he has here taking care of it.. I just went ahead and made an offer to him without seeing the inside, hopefully it goes through.

Hello! Just a quick question…at what time frame do you contact pre-foreclosures? What have you had the most success with? At the 30 day mark or farther back at 60-90? Please let me know! Wanting to dive into this category for getting those deals!!! 💰
