Meta is paying us again
About a year ago we had a training about monetizing our Facebook pages where at the time I was making about $1,500 a month on posting reels. Then, they stopped paying on that but they are paying pretty well again on basic posts. In just 5 days I’ve averaged close to $10 a day. So, it should be close to $300 a month. So what? you say? Well, posting your brand and products regularly is what we are supposed to be doing anyway so why wouldn’t we get paid for it? Since when do we get paid for marketing? Super cool.

Collaborations
We teach the power of collaborations in the training and before COVID I had a very successful B2B campaign where local small business and my business teamed up. In about 8 months of doing that before the lockdowns I obtained 5-6(ish) closings. THat's HUGE and it scales. Well, if you didn't want to do the full on B2B thing then reach out to local schools and collaborate with them. I started getting back into collaborations again this year starting with the local elementary school. This is how it works. 1. Contact the school and see if they need sponsors for any event. They will say yes and when they do: 2. Say, "Great. what do you need the most?" "Their answer". Your reply, "love it and I can help but I can do even better so you never need to fundraise again (they hate fundraising)." 3. They'll want to know what you mean and you offer them this deal with the flyer attached. 4. It's a win-win. They promote you and your business (you'll have to make it a habit to reach out monthly to remind them of this program while offering to promote it to their staff/parents which brings us to: 5. New potential Dream 300 clients. This is a great way to grow your database over time and cherry picking the best for your Dream 300. 6. You win because you of the OPT (Holy Grail) sending business to you because you're adding value. 7. This is all PROFIT because you spent very little and it's profit you wouldn't have made prior 8. FUTURE business comes from this if you market properly and consistently forever 9. They win because they have another revenue source 10. They win because after a few sales they won't have to spend their time fundraising so much Steps - Make a list of, contact those in the list (at least monthly until you get a yes or no. Don't try once and move on). Take the attached flyer and get broker approval. If approved then offer this program. Then followup with the school monthly after you're in the door because THEY WILL FORGET. They are teachers, not marketers.

Being a REALTOR®- Educational Information for Clients and the Public
On the discussion of being a REALTOR® and commissions. So much misinformation I’ve been reading in the news. So much that is not fully understood. One of the problems is that many of us don’t do a good job of informing our clients about what the job actually entails and how hard we fight for them. Here is what we bring to the table: The "average" FULL TIME REALTOR’S® earnings last year was $31,900 @ 40+ hours a week. (Notice I wrote full time 40+ hours not 0-20 hours a week) which is well below the living wage. As a REALTOR® they do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever! Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use our time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations. They are on 24/7! You constantly need to be on, or you could miss an opportunity. Once they do close a home, half goes to the other persons agent from the remaining half. They have lots of upfront expenses that must be paid out BEFORE they even get paid: Broker Splits and Fees Office rent and utilities MLS Fees NAR Fees Local Association Fees E&O Business Insurance Extended Auto Insurance Self-Employment Tax State Licensing Fees Advertising Fees Showing Service Fees Website Fees Assistant's Salaries Showing partners Transaction coordinator Yard Signs Photographers Videographers Office Supplies Business Cards Property Flyers Electronic Lockboxes Continued RE Education Legal Fees Gas NOTE: Income taxes are not taken out so they have to put that aside around 25-30%. Don’t forget health insurance if you don’t have a spouse who provides it. As a listing agent they have lots of tasks far more than just selling a home. 1. Prepare Listing Presentation for Sellers

I use the two phases of the sale all of the time and phase 1 covers the time from signed listing to contract. Phase 2 is contract to closing. Let’s cover phase 1. These are the ingredients for a sale. Price Location Condition Marketing Communication Negotiation skills And sometimes - Timing The first three we agents can’t do anything about other than advise. If those three are on point then the second set of three is likely the reason and that’s on us However, sometimes (not often) all 6 are doing the right things and then it’s possible that it’s timing. 🌟🌟🌟🌟🌟If this provided any value to you than it will to others too.
