I use the two phases of the sale all of the time and phase 1 covers the time from signed listing to contract.
Phase 2 is contract to closing.

The first three we agents can’t do anything about other than advise. If those three are on point then the second set of three is likely the reason and that’s on us
However, sometimes (not often) all 6 are doing the right things and then it’s possible that it’s timing.
