I have been in Ryan’s Facebook group and following his podcast for a few years. Ryan has remained consistent in getting out great information that gives better ideas to a more strategic way to invest in real estate by utilizing tax code. He explains everything and always answers questions in his groups. He truly is an asset to the investor community and spreads knowledge to all of us.
Cost Seg for LTR
Hope everyone is having a great holiday season so far. Will a LTR with a tenant in place bought in 2025 work for a cost seg to save taxes from a W2 or a pension income? Thank you for any information. Happy Holidays.
STR Expenses?
I bought a primary in 2024 that I will move out of and convert to STR in 2026 spring. I am starting bathroom renovation on 2 bathrooms next week to prepare it for listing next spring. Can I expense this and if so, which tax year? Can I do a cost set? Thank you

@Ryan Bakke, CPA thank you. Can you also simplify the difference between needing 500 hrs or 100 material participation for STR? Is the benefit of this only worth it if you do cost seg?
Material Participation / 100 hours
What hours can you count if you take a trip out to a property during the inspection period once you're under contract? only the hours you're physically at the property? or can you count hours visiting places around the property as you think through what you plan to add to your guidebook?

My First Post
Hello All. New to the STR but felt that I needed to be here to have a smarter tax strategy rather than paying hundreds of thousands of dollars every year to IRS. 1. I want to save money on taxes because I feel that I should be in control of the money I earn. 2. I am just starting out in STR Business. Probably too late for a good STR in 2025 but setting myself for a early 2026 purchase 3. I am looking for the right property and getting my team ready. I have  realtor. Will be needing a lender and a set up team and a cohost to help. Will need guidance about meeting the 100 Hour rule AND having a co-host.

Hi Faisal, this sounds like a great plan! Where are you looking for your first STR? Do you need a Co-Host if this is your first one? It might be hard to get 100 hrs without managing your listing and a few other tasks. Lmk if you have questions, I manage my own STR. Good luck.
