House Hacking options
Assuming the financial return on purchasing a fourplex is roughly equal either way, I want to look beyond the spreadsheet and discuss the practical pros and cons of two options: 1. Buy the fourplex, rent out three units, and live in the fourth. 2. Buy the fourplex, rent out all four units, and rent a comparable place somewhere else for myself at roughly the same monthly cost. What are the advantages and disadvantages of each approach, considering finances, taxes, lifestyle, privacy, flexibility, property management, and long-term investment strategy?

Time Your Lease Expirations?
Do you try to structure your leases so they all expire around the same time each year, stagger the expiration dates, or simply not worry about it as long as the property stays rented? I have one lease that will end in late fall next year. I’m wondering if it would make sense to make the next lease a non-standard length so that future renewals line up better with the busy rental season. How do you all handle this?

I let all mine turn in to month to month after 1 year. So far the tenants like the "freedom" and I like the ability to not have to talk to them.

Get the deposits transferred to you. Otherwise youre paying the deposit back to the tenant on move out

I did 3 over 3 years. I have 0 regrets. I was life changing in the most positive way. Each one was bought after the one before was stabilized.
