Cash flow
For those investing awhile, when did you start to "feel" your cash flow? When did it start making a difference in your life/portfolio? Did your mindset shift once it hit?

Once I got some systems in place and did the binder strategy, I noticed significant cash flow. About a year after that combined with some new tricks it made a significant impact on my savings rate and my portfolio. Last month my mindset shifted once my net rental income equaled my net w-2 income which also equaled my household living expenses. I’ve got at least 4 years left! Well 3 yrs 9.5 months.
You Wake Up With $100,000
You get $100,000 tomorrow but there’s one rule. You have to use it to improve your financial position. You cannot leave it sitting in savings. What are you doing with it? Paying off debt? Buying a rental? Putting it into an existing property? Investing in the stock market? Starting or growing a business? Something completely different? Tell us exactly what you’d do and why. And here’s the important part: Don’t answer based on what you think everyone else should do. Answer based on where you are right now.

I would add my savings to it and use it as a down payment on a great deal on a strong fit, small multifamily. There is no ambiguity left in this anymore.

Full Reserves
Once your reserves are fully funded, do you consider that extra cash flow when talking about your cash flow, or do you still report the post-reserve cash flow number?

5% vacancy + 5% maintenance + 5% CapEx = reserve savings rate. Once my reserves finally hit my target then it goes into the next investment account. Once I hit my target I pay for the next thing on the list. Once I hit and maintain my target I become proactive and do the next major system repair or upgrade.
My Contractor Brain Is Fighting My Investor Brain
One thing I’m learning as a newer investor is that my contractor brain does not always help me. The contractor in me sees everything: - Fix it right. - Fix it while you’re there. - Make it better. - Take care of the future problem now. The investor side has to ask: - Does it actually need to be done? - Does it increase rent, value, safety, or longevity? - Or am I creating more work simply because I know how to do it? I think part of becoming a “Lazy Landlord” for me is learning when to use 38 years of construction knowledge—and when to just leave the damn thing alone. For the hands-on people in this group, how did you learn where to draw that line?

I’m not a contractor but I have quite a bit of experience in construction and fixing things. I can relate to the struggle. There are things that I can do but do I want to do them? I have 2 crawl spaces and a roof that needs to be redone. I know better than to do the roof and I sure as hell don’t want to do the crawlspaces. My solution is to schedule them. I can schedule the roof to be done in the fall and the crawl space to be done the year after and then plan for at least one turn before the next crawl space. My point is you can spend a month or two during a turn 2 years from now which will give you time to plan and find the best suppliers, labor and timing. Maybe you have an employee who you need to employ for a week, send them to work on the next project up. Your schedule and priorities will change. If you can manage a full gut rehab, you can forecast your turns and major projects over the next 5 or 10 years.
