Are you feeling tired?.....
I started this business 4 years right after I had my third baby. Now, my 4th baby is almost 1 year old! And let me tell you, we don't get much sleep around here! There is always something that is calling my name and pulling me in 5 different directions, literally! A lot of you will be holding down full time jobs and trying to start this business. Some of you are like me and have a gaggle of kids, whether one or four, its exhausting. Something will always be in your way, something will always be whispering to you to stop going, to quit. People will not understand your hustle. You will have factors that hold you back, including being tired. Let me say this, you are going to be tired of quite a few things, missing out on events, missing out on sleep, missing out on Netflix shows (or is this just me, lol), sellers saying no, buyers backing out at the last minute, funding falling through, tenants not paying rent, not being able to find your first deal, and the list could go on and on! So here is where we shift the focus, you can't think about what you are losing, but about what you are GAINING!!! Every missed event is an opportunity to put one more building block in your business, a seller saying no is just one closer to a YES, buyers backing out means finding a new and more reliable buyer. You have to face adversity with GROWTH! One thing I have taught myself over the years to keep fighting, never quit! In this business the highs are as high as the lows are low. Its a mindset game, taking every problem and turning it into a solution. Fighting your wants and needs so that you can build something amazing. There is nobody that talks to you more than...YOU! So what are you saying to yourself when the fear and exhaustion sets in? Remember this post, and remember that you are key to your own success! This is so true!! When I get discouraged or feel stalled I always think of this famous quote by Rick Warren: “Remember how far you've come, not just how far you have to go. You are not where you want to be, but neither are you where you used to be.” I saw someone make a comment on a real estate post the other day and their question was - “What is an off market property?” I wanted to laugh (and I know that’s not the right thing to do) but it was a reminder for me that I was once that person and I’ve gained so much knowledge since then. I have a long way to go but I’ve also come so very far ♥️ Even while wrangling around these four kiddos.
Creating a Creative Finance Offer
I have a property of interest and the seller is open to subject to. Looking for a way to send a creative offer and guidance if it would even be worth the dispo because the cash to seller is pretty high. Seller wants to get no less that $100k at closing. I’ve attached the mortgage statement. The property currently operates as an STR and last year brought in $33k. I was told it would have been more but there were several weeks the owner blocked off days for their family to stay. It’s a turn key beach location. I’ve seen creative finance offers but I’ve never actually created an offer. I feel like the seller is asking too much upfront so looking for ways to get creative with it, if possible, and to see if there’s even any room for assignment? Here are the details: Asking Price $799k Comps Roughly $765k

@April Juliano OK gotcha! Thanks so much for the clarification. I was just initially confused by the 50k closing cost, but I understand that it fluctuates per state. Looking forward to possibly seeing some more potential deals come through on this thread. Can’t wait to see how they are worked through!

@April Juliano Just saw this comment for some reason! I decided not to submit an offer because I agreed with your statement that it’s just too much to ask someone to come out of pocket for a sub to deal. However, funny thing is I just received a text from the agent and this is what she said. “I think the sellers are getting more and more motivated as time goes by. I think you should still send an offer over and I will present it.” With that being said, do you have any suggestions? I’m not confident in STR numbers so I’d like to base it off of LTR numbers with a possibility for pas split.
Watch Out!
I have a big pet peeve I want to share. So many gurus out there want to tell you how you start making money TODAY in real estate! They want to tell you that if you do this, this and this you will be successful in real estate. AND that is true....FOR THEM! Here is the truth, there is no A,B,C path to success except your own! I can sit here and tell you my exact path to where I am today, but that will not be the same path to success for you. You will have to be your own trailblazer. Every entrepreneur is a trailblazer and every person has their own path to success. And what is that path? Work! Working consistently and persistently until it happens for you! The reason I said to watch out is because anyone who promises you a short cut to success is LYING. There is no short cut. You will have to do the work. I don't care what path you choose in real estate, wholesaling, flipping , lending or buy and hold. You will have to do the work. It won't be easy but it will be worth it! That being said, I am right now building out the next course that will be available to you next week. BUT, you will have to level up in order to get it! What does that mean? That means you will need to engage in community, liking and commenting on others. This community it NOT just about me, its about YOU all! So make connections and make sure you are at a level three so you can be the first to access the next course! And it’s so hard to know who to trust these days! And honestly it’s overwhelming because everyone is telling you to do something their way and why the other thing didn’t work for them and so on and again. Sometimes my brain wants to explode! That’s why I genuinely appreciate everything you’re doing for us, April! You’re truly someone that we can trust and I’m so thankful for this group!

Open an LLC
Hi, I hope it's ok to put this question in here: I'm not from the U.S., and I need some help from the crowd here. What should the cost of setting up a new LLC be these days? Who can help with that? And is it beneficial to establish in Delaware or Maryland? Many thanks! 🙏

In Florida, to remain anonymous, I used https://www.floridaregisteredagent.com/ as my registered agent and filed my own articles with the state.

@Alon Gilmore Another company that has great customer service is https://cindysfloridallc.com/ I’ve written them questions in an email in the past and they are super responsive and very helpful even before you decide whether or not to buy anything from them.
