Catching ad fatigue early
Saw the post here about ads dying after two weeks and market fatigue, and it got me thinking cuz I feel like a lot of us only find out an ad is dead when the client messages asking why the leads stopped, which is pretty much the worst time to find out. So I've been digging into the simplest way to catch it early, and here's what I believe makes sense right now (free, maybe $20 a month for ChatGPT): 1. In Ads Manager go to Rules, create a rule for your active ads, something like frequency above 3 or cost per lead above what you're happy paying over the last 3 days, and set the action to "send notification only". Boom, now Meta pings you before the client does. 2. When the ping comes in, check if the ad actually needs a refresh, and if it does paste its copy plus 5-10 of the client's own reviews into ChatGPT and ask for 3 new angles in the customers' own words, this is the part that keeps your next batch from looking like every other agency's ad in the niche. 3. Save the angles in a Google Sheet per client so next time a rule fires youre not starting from zero, and if you want to go further you can hook it up to n8n so it runs on its own, and so on and so forth. That's the 80/20, tho I haven't run this exact setup for an agency yet so take it as research (the numbers in step 1 are just a starting point, and a ping on its own doesn't prove it's fatigue, could be the offer or the landing page too). Anybody got thoughts? Would love to hear how you guys catch it 🙏 Peace ✌️

Prospects put off by Ad Spend - Real Estate
Hey guys, I'm in the real estate niche and have been getting quite a few sales appointments booked lately. The issue I'm running into is that since I structure my offer around a performance guarantee, a lot of prospects assume there are no upfront costs whatsoever. But when I explain that they still need to cover the ad spend they immediately get put off, and the conversation takes a completely different turn. I'm curious if anyone else has experienced this and how you've handled it. Do you make the ad spend clear upfront in your outreach, or bring it up during the sales call? Thanks!

Agree with Liam on qualifying before the call, and I feel like the booking form can do most of that work for you. Add a question before they can pick a time, something like "Our guarantee covers the results, but ad spend is separate (usually around $X a month). Are you ok with that?" and if they pick no they get sent to a thank you page instead of the calendar. So the people who end up on your calls already know about the ad spend and you're not spending half the call on it. You could also send an automatic email or a short video right after they book that explains how the guarantee works and that the ad spend is on them, so it doesn't come as a surprise on the call. Not in real estate myself so im curious if anyone has tried this and if it hurt their booking rate Hope this helps
I am just starting but that webinar gave me a boost!
I wanted to say a big thank you Liam. I literally have decided to switch careers in mid september and decided to do Lead Gen. I ran a small agency in the early 2000's and then another business took off and that was that. That industry has now come to an end so I always wanted to jump into doing an agency again. This just gave me a BOOST of confidence. I signed up for a consultation and look forward to speaking with you soon!!

Same man
4 meetings, 4 yeses, 0 cash collected
I’ve had about four meetings so far. The same scenario plays out every time. At the start of the call, I ask, "Are you ready to get started today if the offer suits you?" They agree. They like what they hear and express their approval. When I ask if anything is unclear or concerning, they say, "Everything is perfect." But when I ask for payment, they backpedal, saying things like, "I’ll start in two weeks," or "I need to adjust something at work first." I try to handle these objections, but they always come up with new excuses, even after I’ve answered their initial concerns. Sometimes they claim there’s an emergency or that they’re busy, promising to call back later—only to disappear completely (stop responding). I don't expect someone I reached via a "cold call" to pay me right there during the meeting; I wouldn't do that myself. I’m not sure if that assumption is wrong. The problem is that they disappear and don't answer my calls afterward. And if they do answer, they say they’ve changed their minds. I would appreciate your help.

Two things I'd try: 1) Make the first step smaller. A short paid pilot or a first month with a clear result is easier to say yes to than a full retainer from someone they just met. -2) Ask the money and decision questions before the pitch, not after. Excuses like "I need to adjust something at work first" usually mean But they have not set aside the budget for this, or somebody else needs to sign off for them to actually go through with the offer P.S. I'm still early myself, so take this with a grain of salt. Hope this helps🙏
BIG NEWS COMING TOMORROW 🤫
BIG NEWS COMING TOMORROW I have literally never been more excited than now to be in the agency game… Why? In the past 30 days there have been some quantum leaps with whats possible with AI. These quantum leaps have fundamentally changed the game. We are now using AI to make creatives, edit videos, build / launch and optimise client campaigns, automate reporting, automate client lead follow up & accountability, automate building landing pages, complex marketing automations and so much more. I whole heartedly believe that right now we are in a golden window of opportunity to leverage the agency model. The agency model never been easier, but the future is uncertain. No one knows what going to happen in 5 years time. The AI overlords might take over, the economy might collapse who the hell knows. But what we do know is that this opportunity is here right now and those who capitalise are going to make a shit load of $$$ And a lot of people already are (cough cough, everyone in mastermind 😉) So this Friday I’m going to be hosting a private one-time-only $30K/m Profit Fast Track webinar. This webinar is 100% free to attend & will be for new AND experienced agency owners who want to fast track scaling to $30K/m profit as well as learn how we are using AI to run the agency. … but… you’ll need to request the registration link to attend. So if you’d like access to the registration link for Fridays private webinar… … type “YES” in the chat below & let me know! Once we see your name pop up below, we’ll send you the registration link first thing TOMORROW morning. Who wants the link? 👇💬
