Underwriting is an art the more you practice the better you get. I believe theres an offer calculator run the numbers and make offers quickly yes. If it works for both yes of course get the signatures and move to next steps quickly.

Your the buyer you have to have a purchase price and terms in your offer either NOI or Contract. I normally talk to the seller and present my offer(purchase and sale agmnt) in person or a call/zoom. Important you build trust and be ready to present solutions to there rebudels. It makes closing the sale easier. So once you do the verbal or in person with a contract ...and its agreed youve just locked it up. Otherwise its just a verbal offer. Now if you just want to send a contract with a number to lock it up and they sign it. Then you both have agreed to that purchase price and terms. You do have an inspection contingency to exit out of contract if your numbers dont work or you can go back an renegotiate in that window. Like I said before the better you underwrite the quicker you know if its an opportunity or not. That way you get a number before locking it up. You dont not to waist your energy or hold up a seller if your so far apart. Remember a contract just confirms what was agreed.
