We have just started back on expanding our portfolio and have landed a corker to flip on one of our first viewings. 3 bed semi in a very sought after area. Up for £200,000 and got it for £175,000. £30,000 refurb and similar properties on the same street going for £260,000 - £280,000. Without Rob's training we certainly would not be working from home now and free from our old contracting jobs!!!!! Just shows what long hours, commitment, training and hard work can change your life.

Deal Sourcing
Hi all I have a question more on deal sourcing rather than Unicorn stuff that I would like clarity on. Could anyone help? I have client that I have found 2 properties that fit their criteria. Good deals in my opinion. But I am stuck with my next move Should I: A) send all details to the client with calculations and ask if they want me to move to next stage and view, Or B) go and View first to get a feel of the property with fresh photos and gauge what price I can get and what the refurb could cost before sending on to client? If you source which order do h do things and if you are an investor, what would you prefer?

You're welcome. Have you hear of Viewber? This platform provides people to go and do a viewing on your behalf, producing photos and a report. Depending on their hourly rates compared to your own, this could be worth consideration?

@Rodney Brown there may well be. I guess the sourcer must be open to all creative strategies and finding out if that would work for the vendor too

Property would be great - if not for tenants
Whenever a prospective tenant tells me they will be great tenants and look after my property - I generally don't rent to them.... thoughts?

@Peter Bright great points. Careful tenant selection, referencing and DD are going to be vital going forwards with the joy of the RRB coming our way....
