As many of you know, we've been quietly building Sentinel, our AI Co-Investor designed to help property investors make better decisions, faster and with more consistency. We're almost ready to put the first pre-MVP version into the hands of real investors and start refining the AI agents using live deals and real-world feedback before I launch MVP later in the summer. I'm looking for the first 10 Academy members to join our founding beta tester group from the week commencing 13th July. This morning’s masterclass was a big one. I walked through the full Property Sentinel concept — what it is, why I’m rebuilding Unicorn OS from the ground up, and how this becomes the system that actually drives execution (not just more information). If Rachel from accounts extends National Insurance to hit private landlords personal rental profits (as reported), we can expect more reluctant landlords to exit. That means more stock, bigger discounts, and stronger yields for professional operators. Ltd company structures should be less exposed if the policy targets individuals and the direction of travel favours professionalisation. So, I for one am excited; my plan:- tighten your buy strategy, acquire more private finance, and tell letting and estate agents I'll help solve stuck listings (tax issues / works needed / long voids / probate / portfolios). I'll only buy if I have to, if I can do lease options with capital repayments; that's a win-win-win all round (except for Rachel). Am I right to be excited? Yes— I've set up a new company and I'm ready to move fast. Thoughts?
