Can anyone give me good tips on how to fill the room with consumer webinars?

There are a lot of ways but my favorite way if you can't spend money on ads: 1. Pick a specific problem and consumer type that has that problem (for example how to use VA benefits to buy a home when PCS'ing) 2. Fix your facebook so your profile has a lead magnet where people give their contact information for your lead magnet (For example: PCS checklist) 3. On facebook join specific groups with that audience 4. Start engaging with people in that group without asking anything return 5. Do this until you have 5-10 people get your lead magnet and you have their contact info 6. Launch your webinar and invite them to it 7. After webinar, get in touch with each person and ask for a referral 8. repeat

Interest Rates
What is your opinion and prediction of interest rates? Do you feel we will see interest rates drop to levels of 5%? What rate do you feel we need to see to get homebuyers excited again?

Curious what others will say. I personally don't pay attention to it cuz I can't control it and run a referral business where it's not as sensitive to rates as other models (yes, still sensitive to it) Also it doesn't help the borrower to know because if the current interest rate doesn't make sense then it doesn't make sense to buy.

I adjusted some of the conversion metrics and please note this is for referrals! Purchase Side Lead to application Conversations = 70-85% to application Application to preapproval = 50-80% Approval to lock = 40-60% Approval to Close = 80 - 95% Refi Side (I don't have exact metrics but I can get it for you but if it is referral leads then it should be higher than above)
