I have remade my calculator and added it to my website.. FOR FREE.

I have used this to close 10+ deals in the last few months, so i can confirm that this is one of the greatest calculators that you will find.

All you need is the property ARV and the sqft. If you are unable to figure out if a property is considered light reno, medium reno, or a full gut (which is a known problem for new wholesalers), or if it needs major repair items, i included buttons to open an advanced page where it will ask you for information about the condition and it will tell you what rehab level it is, and if it needs a major repair item, and then tell you how much rehab costs are and tell you what to offer.

If i get 1000 users on this site in a month, i will add a novation calculator to this as well. Attached is the analytics of my site in the last month to show it is possible
