Figure Out Motivation
This can be a big challenge when we first get started: "How do I have ask questions that are useful, but I don't sound like a robot?" "How do I even know what issues that the seller is experiencing?" Check out this video where I give you a quick homework assignment so you can predict what issues a seller has, and how you can respond in a way that let's you sit in the conversation and build rapport. Go to YouTube, and comment on this video with your questions, where you are getting stuck, and where you need help! I'll answer them all!

Great context! I need to watch it again a couple more times. The landlord one seems like a more intense one because like they talked about how the landlord will be more standoffish! Is so true! I've been talking to a seller of an expired listing, and thought the landlords who want to just move on would be so happy to let it go. Everything Jeff and Steven talks about here is so true. Got to get my skills in a higher stage before I reach out to landlords. Or I should say my confidence level. I'm laughing as I'm posting this GIF Lol🤣
Why You Suck at Finding Motivation
"Jeff, these people are angry when I call! They won't talk to me!" Yup. I've heard that reaction before. Trust me, I sucked at asking questions too. That's because I relied on my script to do the work and I asked questions in the worst possible way: "How long have you owned the house?" and "What does the kitchen look like?" were my first two questions... Terrible. We need to focus on what the sellers DO NOT LIKE about the property and their current situation. That emotional reaction is going to serve us far better. But how do we do that? Start by asking "what is it that has you interested in selling at all?" and "what is it about the property that you're most unhappy with?" or "what could make selling this property difficult?" These questions are no longer about the facts. Instead these, questions about are what the seller doesn't like and amplifies their motivation level. What questions are you asking to trigger the emotional vibes of the seller? Type in some of your favorites in the comments, and I can give you feedback to improve them!

I'm calling foreclosures: "Hi my name is Raimie, how are you? Is this, ____? Caller: Okay, who is this? This is Raimie, you don't know me but I'm calling about the property 123 main street. Angry seller: WHO IS THIS AND HOW DID YOU GET MY NUMBER? DO YOU UNDERSTAND WHAT DNC LIST IS? DO YOU KNOW WHAT THAT MEANS? Me: "Well yes, it means, do not call" Angry, Angry seller: YES IT MEANS DO NOT CALL, YOU KNOW I'M GETTING SO MUCH F#$% CALLS FROM PEOPLE, YOU'RE LIKE THE 6TH CALLER TODAY AND I'M SICK OF IT! When I get a certain tone and answer from the start I just don't know what to say. I know I was not supposed to start off my conversation like that but I have a hard time overcoming the fear of the rejection. How do you overcome that fear?
