Looking back, the biggest breakthroughs in my journey didn't come from another course, another strategy, or working longer hours. They came from the right conversations. As an online business owner, I've faced plenty of challenges: uncertainty, information overload, mistakes that cost time, and periods where progress felt slower than it should have been. What made the difference was getting guidance from people who had already achieved what I was trying to accomplish. That's one reason I value communities like Assets For Life Hub. @Jeferson Lessmann, Wow, you've been carrying a lot on your shoulders, and despite everything you've described, your resilience really stands out. It sounds like you've had to deal with challenge after challenge, from property issues and unexpected expenses to building a life in a country without a strong support network. Yet you're still pushing forward, working hard, looking after yourself, and holding onto your spirituality. That takes real strength. I can also relate to what you said about people sometimes not wanting solutions when you're genuinely trying to help. It can be frustrating when your intentions are good, but they're misunderstood. Still, don't lose that part of yourself—being honest, supportive, and solution-oriented is a quality many people value. I truly hope this is the difficult climb before things start falling into place for you. Keep going, the determination you've shown for the past few years says a lot about the person you are. By the way, what type of business are you currently involved in outside of physiotherapy, or is physiotherapy your main focus right now?

A lot of people in the digital space don’t lack potential… they’re just battling things nobody sees, overthinking, distractions, fear of failing, lack of consistency, or trying to do too much at once. @Brian Welcome A house you truly love is definitely worth working towards, and it sounds like you've found a broker who gives you confidence and makes the process feel much less overwhelming. The fact that you're approaching it with a plan and using a bridge for the BRRR strategy is a positive step. Fear of failing is understandable, but taking things one step at a time can make those bigger goals feel much more achievable. By the way, what do you feel you need the most help with right now? Is it the finance side, the BRRR process itself, or something else?

@Brian Welcome, I can definitely relate to that. It’s frustrating when you put in months of sourcing, research, negotiations, and creating opportunities, only for people to back out when it’s time to act. It sounds like you’ve uncovered some great opportunities, especially that London property near the Thames. Serious investors who are decisive and honour their commitments are worth their weight in gold. Hopefully, the right people who appreciate the work you do will come along. @Harriet Namutebi, Of course. eCommerce is simply selling products online through your own store. What attracted me to it was that I didn't need a physical shop, and I could build it around my schedule. I actually started knowing very little, but once I got connected with someone experienced who guided me step by step, everything became much easier to understand. What I like about it is that it's a business model that can be learned by anyone who is willing to follow a proven process and stay consistent. You don't have to have prior experience to get started. @Harriet Namutebi, That's great to hear. Honestly, that's exactly how I started. I was simply open to learning and wanted to find something that could give me more flexibility and an additional source of income. Once I connected with an experienced eCommerce mentor, I received guidance on everything from choosing products to setting up the store and understanding how the whole process works. What I appreciate most is that you don't need to know everything before getting started. You learn as you go, and with the right support, the process becomes much less overwhelming. property purchase delayed due to issues raised in the searches.
Good afternoon everyone, A little off-topic, so please let me know if this is appropriate for the group. I would appreciate some advice regarding a property purchase that has been delayed due to issues raised in the searches. 1. Ground Stability The environmental search has flagged "Ground Stability – Identified", but no detailed explanation has been provided. Has anyone dealt with a similar issue, and what further investigations would you recommend before exchange? 2. Rear Extension The property has a single-storey rear extension. Planning permission and Building Regulations approval were granted in 2011, and I have obtained a copy of the Building Regulations Conditional Approval Notice dated September 2011. However, there is no Building Regulations Completion Certificate or Final Certificate for the works. Given that the extension is now around 15 years old and there is no evidence of any apparent issues, would you proceed to exchange and completion, or would you take any additional steps first? Such as level 3 survey. 3. Red Flags? Would either of the above issues be considered significant red flags from your perspective? A separate question for those experienced in renovations: I own a London flat that has been rented for several years. The tenancy is due to end in July 2026, and I am planning a full refurbishment including: New kitchen New bathroom New flooring throughout Electrical rewire Plumbing upgrades The main reason is that maintenance issues have become increasingly frequent, and I feel it may be more cost-effective to address everything properly rather than continue with ongoing repairs. Has anyone taken a similar approach, and are there any lessons learned or recommendations before I start? Any feedback would be greatly appreciated. Thank you.

Thanks for sharing this. Delays during the conveyancing process can definitely be frustrating, but it sounds like you're taking a sensible approach by investigating everything before moving forward. The ground stability flag and the missing completion certificate for the extension are both things I would want to understand properly before exchanging. A Level 3 survey and further enquiries with your solicitor could provide some peace of mind. Your refurbishment plans for the London flat also sound like a smart long-term strategy, especially if you're finding yourself dealing with constant maintenance issues. Just wondering, have you dealt with ground stability concerns or missing completion certificates on previous purchases, or is this your first experience with these kinds of issues? @Mehret Tecleab !

@Mehret Tecleab, Thank you for sharing that. It sounds like those previous experiences have given you a very balanced approach to risk and due diligence. Walking away from the probate property must have been difficult, but it seems like it reinforced the importance of making decisions based on facts rather than emotions. I completely agree that you can never eliminate every risk in property investing, but having enough information to make an informed commercial decision is what really matters. Hopefully, the detailed Groundsure report and the Level 3 survey will provide the reassurance and clarity you need to move forward with confidence. Just wondering, what are you focusing on most at the moment, and is there anything in your property journey or business that you feel you need help or support with right now?
