Infill Project Questions
Hey all, my day job is as an appraiser and I work on a lot of MHC's. Many lenders that I work with have a limited understanding of MHCs and I want to make sure we aren't missing anything on our end when we work on infill/turnaround projects. I am hoping our group can help to answer some questions: 1. Have you ever had a tenant bring their own used home into one of your developments? 2. Aside from LTO and lease-option, what other methods do you use to attract new TOH tenants? The disconnect on the lender front is that they most often want the value of the real property only (excluding POH). For an infill/turnaround project there is a lot of intangible business value (operator's expertise) and personal property value (POH's that are brought in) involved and our stabilization assumptions could be anything depending on the plan and how deep the operator's pockets are. Interested to hear what your experience is.

Hello MHP Pros! My husband, Kevin, and I are located in Denver/Boulder area and play in real estate in many different ways! Flipping since 2018, focusing on higher end properties. We dabble in whole saling but its not a focus. Since 2021 we have been investing in multifamily and hold 5 GP positions in various syndications. We are looking to 1031 exchange out of our CO rentals into a MHP and have just initiated that process. Hey everyone — Matt Fonk here in sunny Tampa, Florida
I’ve been in the real estate world since the mid-90s, starting with small businesses and eventually building Cavalier Estates LLC, a property management company that grew to over 200 rental homes and small multifamily units. I sold the management book in 2023, took a bit of time off, and realized pretty quickly that I wasn’t done — I just needed a new challenge. That’s what pulled me into mobile home communities. I’m now shifting my full attention to building a solid, well-run portfolio of parks over the next decade-plus. My focus is long-term cashflow, treating residents right, and creating stable communities with clean operations and repeatable systems. I’m here to learn, share, and connect with like-minded people who want to talk real underwriting, real numbers, and real deal-making. Introduction
Hey All, My name is Ned Palmer and i'm new to the group. I'm a real estate appraiser by day and have worked on many MHC/RV parks. I've been fortunate enough to see behind the scenes on several syndications and a light bulb went off in my head and I thought, "I can do this!" I'm based in Tampa, FL and am looking at anything in the Southeast, but Florida is my bread and butter. Looking to acquire two deals in 2026. Thank you @Connor Cogdill and @Kyle Grimm , excited to be here. I'm happy to help with any valuation issues. If the appraisal is ever the hurdle on a deal there's almost always room to work, just need to know what areas to push/pull. Also happy to supply data to support those conversations.
