My first wholesale contract signed now looking for a buyer
I have my first contract signed in Topeka Kansas I evaluated it with another top wholesaler and he said it was a really good deal I have it under contract for 42, 000 it's in good enough shape right now to put a renter in but to update everything we're looking at about $40,000 the arv is 150 to 160 I'm looking for a buyer

Congratulations. I am finding Dispo a little hard, but the property that I have is in a bad area with very low cost homes. I got some advice from @Ty M. To change my target are to areas with higher home prices. Wish you well. Keep us posted.

Could chatgpt pull government lists from the county court and has anyone tried to pull it before?

@Muhannad Al Halabi have you pulled a government list manually yet? If you have done that then you can figure out the process and automate it on a schedule with something like N8N, make or zapier, but it is not something that can be done directly from chatgpt.

Zach I loved this stream and would love to see more of these. I like to see how everyone is doing things a little different and still having success. Honestly one of the most valuable parts is to see how they all got started and the initial struggles. It resonates with me because it's my current situation.

How do you guys get fairly accurate numbers when sending out bulk emails? Xleads numbers seems to be nowhere near accurate.

AI SMS Bot tranning
Question for all of you guy? For those who use the sms bot for sms, have you trained it to respond to cash buyers when you're teaxting them to see if they're buying properties? Wonderning because I don't know If i should leave that to just lead generation or what to do.

Honestly the ai bot is not great out of the box. It is very funny what it says sometimes, but needs some extra training for sure. It also has a habit of ignoring opt out requests.
