What I’d Focus on If I Was Starting Property From Zero Today
If I were starting again with no experience, no portfolio, no contacts, I wouldn’t chase every strategy or try to look busy. I’d strip it right back. First, I’d focus on education with intent. Not consuming everything… but learning one strategy properly.. how it works, where it works, and why it works. Then I’d lock in one location. Know the rents. Know the demand. Know the numbers so well that deals start to look obvious instead of confusing. Next, I’d master the numbers. If you can’t quickly tell whether a deal stacks, confidence never shows up. The numbers remove emotion and guesswork. I’d also spend time building credibility, not clout. Speaking clearly, following through, and doing what I say I’ll do, even before I own anything. And lastly, I’d get around the right people. Not the loudest voices, but people actually doing deals, asking better questions, and sharing real lessons. Property doesn’t reward the busiest person. It rewards the prepared one. If you were starting from zero today, what would you focus on first? 👇

This is such excellent advice @Liam J Ryan as the sheer volume of ‘noise’ when you are starting out is often overwhelming and can lead to days of simply chasing new ideas and new information. I am currently focussing on the numbers and trying to get the ‘numbers in ‘ and ‘ projected numbers out ‘ relating to proposed investments learnt- almost like a script that I can learn and simply recite to investors.

Great post @Eliza Ann Barlow -thank you for posting. I have now created weekly targets which are small but achievable. In January I tried to do too much and whilst I did move forward I was trying to do too much. My weekly targets are now smaller but more achievable which gives me a quicker sense of achievement and a resulting motivation to move and go again. This week’s target is to finish an investors’ brochure detailing the types of properties and projects that I source and package.
Why confidence doesn’t come from experience, it comes from preparation
Most people think confidence shows up after they’ve done a few deals. It doesn’t. Confidence comes from knowing: - your numbers - your strategy - what you’re looking for - and what you’ll say when someone pushes back - You don’t need 10 years of experience to speak to agents, analyze deals, or make offers. You need clarity. That’s why two people can walk into the same situation: - one hesitates - the other moves decisively Same opportunity. Different level of preparation. Experience just refines confidence, it doesn’t create it. Preparation does.

What a brilliant post @Ethan Clarke - thank you for posting. I feel like I’m trudging through treacle at the moment with trying to produce decent magnet articles to attract investors. I write or produce something then sit on it for days telling myself it’s not good enough. Constantly thinking too much and not simply doing.
