@Dave Denniston We had a 1 Acre property in a nice area under contract 2 years ago. There was about a $300 HOA fee, but we did not mind because our numbers were good (buy for $21K, sell for $80K). The county sent us the recorded perc test results and even a previous house plan from about 20 years ago saying the lot was buildable, which made us think it was a no-brainer. So we bought it to resell. After closing, the county told us that there was another soil test in their system. It had been done like 2 years ago by the seller we bought from, and that soil test failed, meaning the property was not buildable. When we asked, they said there was an error in their system and they could not see the newer soil test results previously. When we asked why it was buildable before but not now, they said their soil analysis criteria had changed, so it is now not buildable. I was also paying for lawn care. The HOA was sending me emails to cut the lawn, so I was paying a neighbor to cut it, on top of the HOA fees and property taxes. I ended up selling it to the neighbor (the one cutting the lawn) for $2K. He bought it to plant fruit trees on the property. Lesson learned: 1. If the soil test was done more than a couple of years ago, have your own soil test done before buying. 2. If a deal seems too good to be true, there might be something wrong with the property that you do not know. 3. If you can, ask a neighbor about the property. They might know more about it than you do.
