@Erika Webster I really LOVE your hustle and determination! However... Your posts are all missing critical info that would help an investor or lender determine if this deal is for them. For example: - In which STATE is this property located? That's probably the #1 factor that will drive or repel interest, because all real estate is LOCAL. - You say "Total Cash Needed: ≈ $180,000" but DON'T say whether you're seeking debt or equity funding. If debt, we need to know the interest rate and term you're offering, as well as our position in the debt stack. If equity, we need to know exactly how much we're getting for our $180K and how that will be structured. - Instead of saying "12 turnkey units with strong existing rent roll," TELL us the T12 net operating income. - "Owner financing available for short term with only 20% down" doesn't tell us the actual term or interest rate, which are essential to assessing the deal. Help us determine if we CAN work with you: We're all here because we WANT to do deals!
