LO here There are a lot of different options but when it comes to FHA and FTHBs: FHA Loans in California - Low Down Payment: Only 3.5% down is required. - Credit Score: Minimum of 580 for a 3.5% down payment, or 500 with a 10% down. - Loan Limits: Vary by county, from $472,030 to $1,089,300, depending on housing costs. - Mortgage Insurance: Requires an upfront and annual mortgage insurance premium (MIP). - Eligibility: Must be the primary residence, with a typical DTI ratio under 43%. California First-Time Homebuyer Programs (CalHFA): - CalHFA FHA and Conventional Loans: Low down payments (as low as 3%) for first-time buyers. - Down Payment Assistance: - MyHome Assistance: Up to 3.5% of purchase price for down payment or closing costs. - Zero Interest Program (ZIP): Zero-interest loans to cover closing costs. - Mortgage Credit Certificate (MCC): Provides a tax credit for up to 20% of mortgage interest paid. - Income Limits: Vary by county; higher limits in high-cost areas. - Homebuyer Education: Required for most programs.
