Counter Offer Suggestions
Seeking feedback/suggestions on a counter offer. Original ask price $335k: original offer was $320k and seller pays for and completes main water relocation OR $300k and buyers fix the main water meter. Sellers have countered at $310k and buyers pay for main water meter relocation. Wanting to counter with $310k contingent on a buyer obtaining a quote detailing that the water relocation does not exceed $20k in repairs (as is estimated by the current owner). If quote exceeds $20k, seller will provide credits OR price reduction. What are some other creative ways to counter here, knowing that the water meter relocation will be a pricey headache to inherit?

Pre-HUD Homes
Anyone has experience with Pre-HUD homes? Tenant/park owned?

Cost to move homes?
Looking at a park with water meter access issues. The current owner has a work around atm (trap door under the house) but per conversations with the city they need to either move the home and get a plumber to move the meter OR leave the home as is and trench down which would be much more costly. Wondering if anyone can give me estimates from your own experience on how much it would cost to move a home within the same park, most likely just to the next lot over. Also, is this a one day job? Unfortunately, I do not know the size of the home yet.

@Caleb Hogan thanks for that insight! This is the master water meter, not sure if that changes anything - in your experience what would it cost to cap it off and install a new master?
Bought my Second Park!!
$325k PP 5% Down, 20-year Loan 5% Interest Total Rental Income Current:$2,550 a month $2,039 Payment to Seller every 17th of the month. 7 Pads 3 TOH=$400 per pad 2 POH=$950 rent plus $400 rent for other 1 Abandoned/Maybe tear down 1 Empty Pad Plans are raise lot rents, clean up park, infill new home, replace abandoned home or fix up. Potentially buy park touching it. To combine to a total of 13 pad park. Public Utilities, Direct Billed City Metered Water to each pad!! Negatives: Creek runs through it, no flood zone. Didn't get washed away in Helene like 5 other parks did within a 1.5 Miles of it. Part of the park has to go over the creek and little culvert and not paved. Its below a railroad track, the back part of it has a railroad that is on a bank behind/above it. The railroad has a 45 foot right away, but it will likely never be affected. Road to it, even though in city limits, is not paved by the town. Nor is the road in the park. See the park Instagram-Connorinparks
