POH to RTO
When underwriting POHs and working stabilization to convert those to RTO, what is a realistic ratio of homes to convert? Currently looking at a park with 14 POH, is it too ambitious to think half of these can turn RTO in 5 years? What are people's experience with converting to RTO, any tips or strategies? I understand this depends heavily on the tenant base, income etc.

I have about 70 POH-RTO conversions right now. Most were no rehab conversions. Kept their payment exactly the same and rolled them into RTO. Payments all under the 2bed HUD rates by $200. $950 is market they pay $750 all in. Total home price is $15k-20k. No deposits required for existing resident transitions. New residents pay $1,000 down plus 1st month.

So instead of just writing articles I think will be of use, I wanted to survey the group for feedback. So what operational areas are you currently trying to navigate, make better, enhance? I would love to base my articles off of real life, real mobile home park headaches. Maybe we can turn that headache into a success. 🎉

@Kyle Grimm I’ve had the most success by offering cash for keys/title to TOH homes during the eviction process. It saves me the lawyer/court costs and vacancy loss. I’ve done 2 this month, normally buying for under $3k depending on condition.
Metron Fees?
What are typical Metron charges and fees for install and on-going subscription?

I would research other meters, in my experience Metron meters freeze and break in cold weather (as you are counting on the tenant to keep their heat tape working) . Also if you ever decide to exit from Metron, they will not allow you out of a very expensive contract. I switched to Simple sub, over the line ultrasonic meters and have been blown away by their customer service and ease of use of the product. Simple sub is more expensive up front but saves you headaches in the long run.
Wastewater Treatment Facility
Underwriting/negotiating a 50 lot park in Ohio with a wastewater system that is from 2006. Do we have a group expert? Advice? Avoid altogether? :)

I have 3 WWTPs. As long as you have them inspected and you follow the maintenance schedule they are fine. It’s when it’s neglected does it become a problem. So far the largest cost I’ve had is converting a small WWTP from a bio wheel set up to an aeration system for $50k. As long as you account for larger Cap X and ongoing maintenance/operation costs in your underwriting then It could make sense. Don’t get roped into buying the park at top dollar, you should receive a decent discount compared to a public sewer park.
