I use SimpleSub for my water meters. Love them! Over the line ultrasonic, wireless. Now integrates to rent manager.

From the time you started looking how long did it take you to close on your first Mobile Home Park?
For me it took approximately 1 year and 3 failed deals before I closed - would love to hear from the group?

I was listening to Frank’s podcast back in 2019 but did not start making offers until December of 23’ and first deal closed in April of 24’.

ROFR in States where Intent-to-Sell Notice Is Required!
Oregon, Washington, Virginia - Any others you can think of?

Don’t forget Maryland. ROFR Required if intending to use property for alternate use. If keeping as a MHP capped at 10% rent raises for first 3 years. Research further if indenting to invest in this state.

@Melissa Serrano I’ve learned about the property tax issues in Cook county. I’m not looking at a specific market but I’ve had a few deals that have been presented to me in IL and I want to make sure I’m not missing anything that would kill my normal underwriting.
