Love this! For me, the biggest wins have come when I hit my list first thing in the morning, open rates are way higher and I’ve actually closed a couple deals before lunchtime just from early outreach. 🌅 what’s worked best for you?
A major data provider has removed all Colorado based cell phone numbers from their platform.
Earlier this year, I did a free trial on a platform that competes with XLeads. ################################# This is an excerpt from an email from that platform: "Hey -, We wanted to let you know about an important compliance update affecting our platform. What Changed Due to Colorado’s new Prevention of Telemarketing Fraud Act (PTFA), we have removed Colorado cell phone numbers from search results and skip tracing. Why This Matters The law prohibits listing or providing cell phone numbers for commercial purposes without the individual’s consent. Penalties include fines ranging from $300–$1,000 per violation, plus the potential for lawsuits and Attorney General enforcement. To keep you protected, we’ve proactively removed this data from the system. What You Need to Do Nothing - this change has already been made. You may notice fewer cell phone numbers in Colorado searches, but all other data remains available." ################################# This is the section of the law that may pose a problem for the skip tracing list providers: " (4) (a) On or after September 1, 2005, a person commits an unlawful telemarketing practice if the person knowingly: (I) Lists a cellular telephone number in a directory for a commercial purpose unless the person whose number has been listed has given affirmative consent, through written, oral, or electronic means, to such listing; or (II) Uses a scanning device or other electronic means to identify a cellular telephone number and to make a commercial telephone solicitation to a cellular telephone. (b) This subsection (4) shall not apply to a commercial telephone solicitation that is in relation to a preexisting commercial relationship between the person and the person who owns the cellular telephone." This is super interesting, thanks for sharing. From the way I read it too, the law seems more targeted at telemarketing than real estate investors making purchase offers. But it definitely raises a big question: how are platforms like XLeads handling compliance differently from others? 🤔 Anyone here still pulling Colorado lists without the numbers being cut out?
cold calling
I have been using a Google voice number for cold calling. I was recently restricted using one of my Google because I was texting. Is there any danger with cold calling from Google voice? should I use google voice or is ok to use my cell phone?

Google Voice is fine for light cold calling, but it can get restricted if used heavily. If you’re doing frequent cold calls, it’s safer to use a proper VoIP service or business number. Avoid using your personal cell, since it can get flagged as spam and mix personal with business.
